Need something to do this weekend; well Jazz fest is here again, in Old Town Lansing, for the 14^th year. According to ILoveoldtown.org they are expecting roughly 15,000 people.

I have to say I am not a huge Jazz fan but last year was a wonderful time. Not only did I have a great time, it is free! This is a great event that brings so many people to Michigan's capital which in turn helps the local economy. How does that saying go.... Support your town or lose it... I think?  Old town is Full of Great Art galleries, restaurant's Shops. So if you have some free time Friday or Saturday Stop by and enjoy the Music!! Visit ILoveoldtown.org for more information. As many of the Michigan agents know the legislature passed Public Act 96 of 2008 in April. This bill helps sellers who have attempted to sell their homes and no longer qualified for homestead exemption. The original timeframe hindered many sellers from utilizing this benefit. The Bill was recently amended to allow home owners to take advantage of this benefit by appealing to  their  local board of review in July or December. This  will provide some relief to sellers,  whether  they  simply purchased a new home or had to relocate due to job or family  obligations.

Though I feel that more is needed to right our market this is a helpful step. There is always a fine line  as  to how far government should get involved in home owner issues.  However  I definitely  feel this is something that the state government should help with!

I have spoken to several clients, that for whatever reason did not take advantage of this opportunity when the Bill was first passed. They still have their homes for sale and will be taking advantage of the opportunity this time by filling Conditional Rescission of Principal Residence Exemption Form #4640.  In my opinion this will  not cause people to go out and buy homes .  It will  assist the frustrated sellers with little or no equity keep their payments more affordable  while  not living in the home.

So I should probably start off by letting everyone know this is the first blog, I have posted on other people on others sites over varying topics. Everyone I have spoken with says "Just talk about what is going on and what you know" This has always been easy when speaking in person but conveying that through text in another issue. Now on to better things

The market seems to be picking up locally, though I had a horrible end of May and beginning of June The buyers seem to be coming out of the wood work. That is definitely good! I find that the majority of the buyers I am working with seem to be first time home buyers again, which is how I started out in this profession 5 years ago. It seems that sometimes we (or at least I) forget how rewarding it is when those buyers get past their nerves and find that "Dream Home" Those rewards definitely make up for the extra work and stress of dealing with all the foreclosures and asset managers.
